Land registration was register after the dead 21 years

12-May-2023 (In Civil Law)

Hi My Father, Grand father was wrote the partition document in 1977 that document was not register in registration office at The time.After the 10 year they wrote will document in my father mother name. After all are They dead my father cousin son was register the document in 1999(after 21 years partition document) My question is valid that document after 21 year they register the document But non of them are not live at they time but they signed the document in 1977 itself.

Under Section 57 of the Indian Succession Act, the Will is required to be probated. ... However it is always advisable to get the Will probated from a competent court and on the basis of such Letter of Probate the property should be transferred in order to avoid any future litigation
