Is NOC required from neighbours before selling property

Hi Iam, 30 years back my grand mother sold 110 sq yard from total 300 sq yard. Later buyer has done gift deed to her daughter. 1 month back they approached us and informed that they are willing to sell the property because previously we sold to them but they quoted high price, we said will call them back and will discuss further, starting of this month when we called them they said that the property got sold to another person. just want to know whether we can have any thing to do because we did not gave any NOC.

Whenever your grand mother have sold that part of land then immediately transfer of ownership will effect then after your grand mother have no right to instruct them to sell or hold and here NOC will not have the importance. if you want to buy back it you need to approach current owner only.

The moment your grandmother sold the property the vendee becomes the absolute owner. No NOC is required under the transfer of property act. The reason for their approaching you could be for clarification or any other easementary rights because a portion of property was sold.
