incomplete documentation for making sale deed

One of our property is not having 'khizhadharam'. Original document is 60 years old. Encumberance taken for 100 years. Pattayam number is mentioned but not available. What are the steps to be taken to qualify for the bank loan?.

for a 60 year old title deed, the requirement of Keezhadharam need not be insisted, especially when 100 years EC is there. No banks will insist for that. if the encumbrance certificate is clear from all liabilities, and upto date village records such as Possession, location certificates, thandaper extract and tax receipts are available that will be sufficient.
