I want to purchase my brother's land share of my father's property

Dear Sir, We are 4 brothers, have a equal land share registered from my father to all four brothers at tirupati. Now i want to purchase my younger brother land share. Please guide me whom signatures are required in sale deed to avoid future complications, my brother is survived with a Son aged 27 years and wife.

Provision: As per registration act, major sons also required to execute the sale deed.

So, all the three parties I.e your younger brother, his spouse and his son(aged 27yrs) required to sign the sale deed

If the total property is self acquired property of your father and he executed an unconditional Regd. gift settlement deed in favour of you and your brothers for your respective shares, you will become absolute owners of your shares. Your brother can sell his property to whomever he wants.
If you don't want future complications, you have to obtain sale deed executed by your brother, his son and wife in your name or you have to obtain signatures of your brothers' son and wife as Witnesses in the sale deed that you are going to obtain in your name.
