How to protect a land without sale deed and its owner

16-Jun-2023 (In Civil Law)
HELLO SIR, THE MATERNAL AUNT OF MY GRAND FATHER BOUGHT A LAND AROUND 1960 THROGH A SALE DEED AND IT WAS REGISTERED. AFTER THAT SHE WENT TO ASSAM, BUT MUTATION WAS NOT DONE INTO HER NAME IN THAT TIME. BEFORE WENT ASSAM SHE GAVE THE DEED TO MY GRANDPA AND ORDERED HIM TO CHECK THE LAND. FROM THEN THE LAND IS VACATE THERE AS WELL AND THE LAND IS ADJACENT TO MY GRANDPA'S HOUSE. BUT THE SALE DEED FOUND SPOILED SOMEDAYS BEFORE. NOW WE HAVE NO DEED, NO DEED NUMBER.THE FAMILY OF GRANDPS’S AUNT STAYS IN ASSAM BUT SHE WAS DEAD. HER FAMILY EVEN DOESN’T KNOW ABOUT THE LAND. IN THIS TIME WHAT SHOULD WE DO THUS NO ONE CAN GRAB THE LAND ILLEGALLY AS WE LOST THE DEED. AND WHAT IS THE PROCEDURE TO GET A CERTIFIED COPY OF THAT DEED. BY WHICH WAY WE CAN PROTECT THE LAND IN ABSENSE OF REAL OWNER. SHOULD WE CONTACT THE FAMILY OF OWNER OF THE LAND?

In my opinion you can file an application for certified copy of the said property to the sub-registrar office where the property registration was done . and without detail discussion proper consult is not possible

First, you can obtain a certified copy of the said sale deed. It would be difficult, but not impossible. Since the real owner is not present, you will be treated as the custodian of the said property in her absence.
