How to Cancel Sale Agreement (The buyer failed to meet the conditions)

Hi , I owned a plot and wanted to sell the plot. The buyer gave me some amount for initial deposit to secure the plot and we wrote sale agreement in which the buyer has to pay me the rest of the money in 3 moths then I have to register the plot for him which is happened on the 20Rs bond paper. The buyer has failed to pay me the money. He is keep on extending from more than 2 months now. I lost hope on him . How can i cancel this sale agreement?

Dear, If the buyer is not coming forward for paying the rest of the sale consideration amount, you can terminate the said sale agreement as per the terms and conditions of the sale agreement ( there should be a termination clause in the agreement) by issuing the buyer a legal notice stating that since he did not pay the rest of the sale consideration amount, you are no more interested in selling the plot to him and that the sale agreement is being terminated. Actually it is better to enter into an Agreement of Sale on 100 Rs. Stamp paper. However as you have given three months time for remaining payment and get registration, then you have to wait for three months and after three months if he fails to pay the remaining sale consideration and get registration, you can issue a notice by giving seven days time to pay the balance sale consideration and get register the property or else the advance payment shall be forfeited and you can sell to third parties.
