It is difficult to satisfy all the expectations of humans. Depending on the terms of the agreement between you and the purchaser and if it is specifically given then both parties together can modify or cancel the agreement. If such clause is not provided in the agreement and if the purchaser do not want to cancel the agreement he can approach the court for fulfillment of the agreement.

Hii, whether you talked about this to the buyer? what was his reply for this? how many months lapsed after you executed the agreement , if According to agreement condition 4 month lapsed then you need not to execute. if 4 month not lapsed buyer may file specific performance suit against you to perform the sell. so we have to know the current status
