16-Sep-2023 (In Property Law)
I have a property(3 stair building) which is located in a residential colony.its a two road corner building.I would like to give it to rent for offices/commercial purpose.the building is registered as residential.i know i shouldn't give it for rent for commercial purposes.but i have no option. what happens if my neighbour complains ? the authorities not registering it as commercial builing as it is in residential zone.the two road corners have big buildings which are used commercially.(just 20 feet roads-one is bar &restaurant and other is showroom. mine is internal roads)- what are the options for me ?

Hi
Not sure on which municipality your property is located.
You can apply to the municipality for conversion from residential to commercial zone after payment of conversion fees.
Alternatively(till such time the conversion from residential to commercial is done by municipality) since all commercial properties are taxed differently than residential properties, you can ask the municipal revenue inspector to levy the property tax as per commercial use along with penalty.
