Seller not returning token money

I had a deal for a property in mid Jan this year related to a property in Noida and I had given 1lakh as token money for same.but seller backed off from deal in march due to unknown reasons.Now seller is not returning the token amount and always making excuses.first he got excuse due to lockdown.later on he is making excuses like one of his workers got corona and could not send someone .Now he is making excuses he was unable to send someone for just this work. He is not ready to do online transaction and saying he needs a written receiving from me.and he is saying he will only pay by cheque.its already been 4 months .can someone suggest what legal option I can avail. I had paid the token as cheque and have his signature on a document affixed with 1rs revenue stamp which also has signature of broker as well.
