Recovery Of Token Amount Given for Land Deal

Gave token of 11k for land of 7 lakhs and spent 20k+ on title report & things. Owner refuse to share passbook picture to create DD. Gave post dated cheque as refund of token under condition that xerox shared be returned with not single page missing else would not give cheque , suspect this tactic to make it bounce. she is communicating everything through her lawyer and blocked me on WhatsApp mid deal. Lawyer say she is now ready for deal & prepare DD based on details of standard chartered account present on blank cheque pic she shared before blocking to do registration. This women accepted DD on condition we all me my & her lawyer come with her to bank to submit the DD. Thus this bank would need to be present in same city. But now as per her lawyer she is willing to accept DD against bank location based out of another city. She is not directly informing willingness to proceed the way she did with cancellation. how to tackle this owner lawyer combo, my lawyer is no help.
