Not returning money which I had paid for property

I had taken property where was dispute between us later he agreed to return my money even loots of effort I took Cheque but still he's not returning my money
For recovering the same, you can initiate legal proceedings for recovery and also deposit cheque and initiate cheque bounce proceedings under section 138 however what needs to be considered is whether there was any agreement or written confirmation

Deposit the cheque so as to inform the other party that despite not agreeing to pay and actually paying the money and if the cheque bounces then you can file a criminal case of cheque bouncing so as to grab hold of the other party in case of his non payment of dues
