Which document are required for verification of authenticity of plot

Hi! I am purchasing a plot in Jaipur. The seller said plot is approved by JDA but no documents produce before me at this time. The real owner was different from seller, he say agreement will be done with him and Patta will be done by owner. Hence which type of document i want from him for verification of his authenticity and avoid fraudulent

This aspect is called title search. Right from the origin of the plot, as to when was the patta originally issued and subsequently how many times it has been sold and purchased, the documents of the same shall be required and in the end, the title search report shall be prepared which will say that the land or property is free from any encumbrances.

First you get all documents relating to plot.ie ownership title of original owner and sale deeds of subsequent owners.according to given facts seller has no right to sale the plot to you until and unless he has power of attorney in his favour from patta holder.if he has valid power of attorney to execute agreement to sale than only you proceed with him,if no power of attorney with seller than execute agreement to sale or sale deed directly with patta holder.
