Where to inquire about the property i am buying

Sir, I m looking for a property ,which seller family consist of father,mother,4 son, 2 married daughter's(expired on 2002). ownership is in name of father (expired on 1983), Patta is in name of elder son . They have not included their daughters name in Legal heir certificate. 1) Can I buy that property without signature of expired daughter's family? 2) can daughter's family claim their share in property? 3) What documentation should I do before buying property to be on safer side ?? Note ,: Seller strictly deny for signature of daughter's children . Plz suggest the solution..
Sir, The daughters may have right over their father's property. Even if the patta issued in the name of the elder son it will not take away the right of the daughters if they acquired it by birth. The daughter's right over the father's property need to be carefully analysed with the documents available before coming to a conclusion. The children of the daughters will get the property right if the ownership right of the daughter is established. It is advisable to get the signature of all the stakeholder in the property after analysing the ratio of share each hold in the property.
