What to do if the owner is not cooperating with me

Hi i am running a small business in Bangalore, so i started my business at 10x10 shop at 2nd year we extended to 30x45 space in same building from past 4 years we were in good business and my monthly rent was 45000 so from recently changes in Govt GST Act i am facing a issue my business is got down now i am not able to pay rent from last 3 months, buy seeing this problem my owner and some other neighbor person has taken advantage telling that u should vacate the premises right away, and my Agreement was closed 1 half years back only owner has told that we are well known persons no need u can continue without agreement also, so now my owner and neighbor person is planning to take us out from business place and they are planning same business to start at same place, but i invested 45,00,000 amount on this business i was having own parent house and i kept that house to mortgage now this people are trying to spoil my life without business and without home so my request is how to face th

I understood your question, you are not paying the rent for the last 3 months. Now, the land lord is attempting to vacate you.
You must pay the rent on due of every month. It should not due for any month. The non payment of rent is a good reason for terminating tenancy contract. Before causing legal notice by landlord to quit tenancy, you must pay the due rent to landlord. If he will not receive, then you can file case and deposit the rent in court.
If he is continue his attempt to disposses, you can file case for not disturb your possession. As filing dispute you can drag on some time. But, should not stop to pay the rent. If further advice, meet me or an advocate.

1. As you mentioned it was oral agreement by owner to you to occupy the property for business. and you were paying rent till 3 month before, written agreement may not be legally enforced.

2. I suggest you to issue legal notice to owner stating you are unable to vacate the property due to business related aspects.
