Hi, What are the legal procedures and documents required to check before buyingn Eksonia land in North Phulung area in North Guwahati. Is it legal to buy Ekoniya land? Can it be converted to patta.

It is illegal to buy or sell the eksona or sarkari land. However you can buy the eksonia land by making a deed allotting Dag no.. & the total land seeing in the khajana or money reciept and mentioning the same in the deed of agreement by doing Notary.
Buying a land is always great deal but when buying a eksonia land is not a good deal in compare to miyadi or patta land.eksona land can be converted into a miyadi land only after certain criteria:
1. The eksona land should be occupied land and the occupier should stay in the land for a time
period of not on less than 20 years and whose khajana has been paid regularly.
2. The discretion lies in the hands of government weather the certan land under so Dag no. can be converted to a miyadi and segregated into different patta. The time barred is totally depended upon the government. However, there are certain loopholes where the government officials can be helpfull to convert the said plot of land into patta land.
Now, it totally depends upon your understanding what decisions you make and under what circumstances you are in.
