What documents required to verify ownership of builder flat

I am buying builder top flat 2nd floor in delhi without roof right. Is there any problem if flate is sold without roof right ? and what document I required as a checklist to verify that he is the real owner and there is no dispute on the property. Pls assist asap

If you don't want too right. It is upto you. Before giving money you have to check the following documents:
1. SALE DEED in favour of the seller.
2. Go and check that whether the property is registered before the registrar.
3. All the dues electricity and water should be cleared.
4. Must see the original paper of the property.
5. Get the Sale deed registered in your favour before giving the sale consideration. Don't purchase the property only as a GPA holder.

This is odd because usually the top floor purchaser gets the roof rights. You need to ask the builder why you are not being given roof rights. To verify the title, you need to visit the registrar within whose jurisdiction the property is trace the history of the property from all the sale deeds lying with him.

The main documents which may affect the transfer or freeholding are-
1. Title deed of the land.
2. Plan sanction from local authority.
3. The construction as per sanctioned plan or not.
4. Lately completion certficate which include fire fighting, lift etc, safety, NoC from various functionaries.
