What document can be used as validity to show house rental property

hi, we purchased a house on 02/DEC/2015. Recently one person claiming that the house under rent from 07/09/2010. as proof they showing as white paper which contains,the person given 5,00,000 rs to the previous owner of house, no need to pay any monthly rental and once pay back the 5,00,000 money vacate the house.this document affixed as 1 rupee stamp. duration of agreement not specified and rent amount also not specified. please suggest me this document as validity to show as proof to court. The proof shown by the tenant is invalid in court of law as it is unstamped and unregistered.
Even if the proof is construed as evidence, it is the liability of the previous owner to settle the amount with the tenant as it appears that document is a promissory note and not a lease/tenancy agreement.
First file an eviction suit in the court of law and also file a criminal case (420 case) against the previous owner(your seller) as it is the duty of the seller to vacate the tenant and handover possession of the property for your peaceful possession and enjoyment.
