Hi,
A Release deed would be appropriate here. Here other legal heirs has to release/relinquish their rights in property and not to settle the property which comes under the Settlement deed, whereas in Release Deed they are releasing the property in your favour if they are in hold of it .Best in your situation is Relinquishment deed. Sir you need to make an transfer deed and take the signature of your mother and sister and then get it registered in the registration office once you get the deed registered you will not have any problem in the future
