What are the GST rates for an under construction property.

Dear Sir, I have purchased an under construction property, which is scheduled to be ready for possession by December 2017. I wanted to know whether should i go for builders agreement before July 2017 (Pre GST) or after July 2017. My carpet area of the purchase is (910 Sq.ft) & the building comes under ambernath municipal corporation. Kindly suggest me regarding the same.

Currently homebuyer has to pay several indirect taxes, which amount to a tax outgo of about 11 percent which may vari excluding stamp duty and registration fee. Under this tax all the other indirect taxes will be subsumed 12 percent tax on the purchaser of real estate except stamp duty and registration fee. That may be change yet ,there is no clarity.
