What all steps to be taken while purchasing resale property in society

I have an option to purchase a flat as a resale in a housing society in Ghaziabad. It is not directly sold to me by the society itself but by an individual owner who has invested in that and few more flats there for resale purposes apparently. Now that owner has not got himself registered nor even took possession to avoid paying for maintanence. I have been explained that I will have to pay the owner for receiving documents along with an endorsement/agreement stating the transfer. I will have to pay the society a 1% commission plus the registry amount. Kindly help me to know if such practices are normal and does not attract any sort of trouble(legal or outside). Also what are all the precautions and documents I should take care of both ongoing and outgoing. Thanks in advance.
Yes it is possible u can buy a property but firstly you have to verify all the documents of the property in question by a person who deala with it and you have to check to verify that there will no other sale deed have not be there and no other transaction has been done in that property in question.
