Wanted to remove Co applicant from flat agreement

I have bought property with Co applicant my brother.all amount is paid by me.i want to remove his name and wanted to add another person who will help me to pay 50 percent amount. What action is to be needed for this situation.

is there a sale agreement which records the name of the two of you.?
you will have to file a rectification deed for removing the name of your brother as the co-applicant after which you will have to enter into another MOU with the person who is going to pay you half the amount as decided by you
