Want to properly divide in between son and daughter after parents pass

Dear Sir/Mam I need some advise from your side. Here in my family, father is no more, we are only one sister and one brother with mom, i have an issue. Our home has no registry on that time some issue was in registry office so that was not completed. According to law if mother father is expired current property automatically transfer to son. But Me(daughter) and my brother has no good relationship. He treat me bad with my mom. I want to know is there any way, when my mom expire, property would be diveded 50 50 between me and my brother. My mother also wants share property after her. Because We have only one house. And I am unmarried. So please tell me how it will be possible legally so I would not find any problem after passing my mother. I want to prepare legal documents for this matter. My residence in Delhi.I belongs to Sikh family. I hope you will understand my problem. Thanks

Query perused. I have few questions yo ask (1) currently the property in question is in whose name. (2) if it is in ur father's name and he had expired without leaving a will than it will be distributed to the class 1 legal heirs as per Hindu Succession Act. Firstly, in whose name is the house and is the registry complete now? Did your father have any will at the time of death? Is your brother willing to enter into an agreement or he is objecting you claim on the property? As per law you are entitled for a share in the property, if acquired by your dad or his forefathers.
