Validity of a registered purchase agreement

Sir . I give to 500000 for one plot purchase advance. this agreement registered on 21.04.2014. then R's. 100000 paid on 28.12.2016. balance only payable R's. 100000. but seller not willing interesting to sale deed proses. My 1) doubt "if this deed valid up to what date? 2) if I go to legal proceedings approximately how much court fee.Lawyers fees payable. please guide me sir.

1) doubt "if this deed valid up to what date? - It depends on the date you entered in the agreement you signed and the prayer you will ask for in the case. If you are going to enforce the agreement (request the other side to register a sale deed) the limitation is three years or you want your balance to be refunded (request him to give back your Rs.6,00,00 paid as on this date) then the limitation is twelve years (based on a judgement and not based on rule)

2) if I go to legal proceedings approximately how much court fee.Lawyers fees payable. - The stamp duty is 7.5% on the market value of the property and my fees if i take your case shall be Rs.30,000/- till judgment is delivered in the suit.

But i made it very clear that specific performance (to register a sale deed) is purely the discretion of the court, it can grant or can't grant. It is based on the things you did after entering into the agreement.
