Transfer property to real brother without monetary transaction

I want to transfer my flat (built on leased land- Authority- Pradhikaran) to my real brother and his wife. Currently, my father is a co-applicant in the property. What is the most legal and cost-saving way to do that?

dear Sir
for transfer of ownership from one person to other is govern by law. you need to save revenue so that there is simple way for cost saving execute gift deed in favor of your brother and wife. as you need to pay 1% Stamp duty and registration charges on government valuation of said flat (1% application in Maharashtra)

1. A will can be made and registered;
2. otherwise a gift deed is the only option;
3. The stanp duty will be 3% and registration normal fees;
4. Consult a local lawyer and take steps.
