Transfer of share in property upon demise

Wanted to check the legal rules if one of the owners in a joint Property ( DDA flat) expires.Would the share automatically transfer to the surviving co owner or will transfer to the next of kin.

On the death of the co owner the Hindu Succession Act will come into play and his / her share will be inherited by his legal heirs in accordance with the schedule of the Hindu Succession Act. In case he has left a Will his share will be divided or inherited as per the Will
