You need to send a notice / letter, duly received by the tenant acknowledging the change in ownership of the flat. If there is any rent agreement then a new agreement can also be executed between your parents, you and the tenant whereby it is stated that the tenancy shall continue as per the terms of the earlier agreement with an amendment with respect to payment of rent in your name only. Further, it is advisable if there is no dispute with the tenant, then to terminate the earlier agreement in writing and then execute a fresh agreement with the tenant.
