Transfer of property share certifcate in name of nominee legal heirs

My dad expired without leaving a will ,mom has expired before him, we are total 4 children 3 sisters and 1 brother Me and my elder sister are the nominees in the flat ,flat is in mumbai , I wanted to know can the society transfer in name of all 4 legal heirs as requested by 4 of us with certain ownership ratio viz me 40% and my 3 sisters 20% each or will the society only transfer in the name of only 2 nominees We are ready to do the requiste transfer formalities as required by society Kindly guide us

Society will transfer in names of nominees only which does not give any title to you it is only the record keeper. What you can do is make a release deed under which they release 5% of their respective undivided right title interest in your favour as a result of which your share become 40 percent and they retain 20 % each register it hand over to society they will endorse your names accordingly after due formalities.
