Transfer of property - is a will needed to get it all?

Dear Lawyers - both my mother’s name and my name are in the property records for a house we have in Karnataka. My mother wants to give the property to me. Is it necessary for her to write a will to transfer the property to me after her? Will it all come to me only eventually in any case? Or Since her name is also on the papers, is it that 50% of the property can be willed by her to anyone else? I do have a sister (the only sibling) who has given up her interest/rights to the property.

if there is no will executed by your mother then after her you and your Sister will get her share equally. her Share will not come to you auto matically. By wat document your sister has given up her share ?
