Transfer of agricutural land from father to son

I have two bigghas agricultural land in a small village near ludhiana. I want to make a will or transfer it to my two sons equally. Guide me what is best and cheaper a WILL or transfer or gift deed. and how much its cost as I am 75 years old and always become ill . I want to do it as early as possible. Please guide.

For proper and adequate reply to query herein mentioned above. A conference would be useful along with relevant documents and other details. On the basis of which, what legal recourse is to be taken can be finalised

transfer deed or gift deed is always better as compared to WILL as it would immediately transfers ownership to both of your sons leaving no scope of inheritance dispute between your legal heirs after your death. Though no doubt WILL is a cheaper option as you don't even need to get it registered being not compulsory registerable. however WILL comes into force only after the death of the creator.
