TRANSFER COST FROM DUMMY TO FIRST ALOTTEE

I am the first ALLOTTEE of row house with original share certificate in registered cooperative housing society in Airoli in CIDCO jurisdiction.I paid directly to the society and was given share certicate as the first owner . Now I am planning to sell the row house and have been advised to get NOC from CIDCO who asked me to pay transfer cost as builder had used dummies . I am shocked as I was dealing with cooperative housing society directly .Please advise solution to avoid transfer cost .

Dear Client, You are the owner of a Row House which comes under the purview of CIDCO. In cases of property coming under the purview of CIDCO, sale NOC is mandatorily to be obtained from CIDCO while transferring/purchasing the property. However, more details are required as to what has transpired in order to give an accurate opinion in this matter

CIDCO requires a No Objection Certificate (NOC) for any transfer of property, including flats, within its jurisdiction. The seller or builder is typically responsible for obtaining the NOC from CIDCO. The  NOC is necessary for the registration of the transfer document with the concerned Sub-Registrar.
