Total number of flats different in different documents.What to do?

Building has OC & CC but society not yet formed. There are 7 flats in this building. Approved plan copy (Big drawing) is also showing 7 flats, but in both CC & OC it has mentioned as 6 flats. I liked this flat very much and it is within my budget. I have paid some advance to owner & got the property papers copies. After checking documents I found this. Will there be any problem for me in future if I buy this property. Are there any additional documents required in such cases? Pl guide me on this to take appropriate decision. Thanks in advance.
First of all i need know what kind of documents you have checked before entering into an agreement ? Please mention the documents which you have verified before depositing earnest amount in favor of the owner.
