Stamp Duty charges clarification

I along with my mother purchased a residential plot in 1992 from a builder but did not get it registered. If I register the residential plot now, will I pay stamp duty on the original price of land or current price of land as per circle rate. Pl. advice.
Stamp duty is payable on the current market value or the prevailing circle rate of the property at the time of registration, not on the historical purchase price. Since the property was not registered in 1992, the transaction has no legal validity under the Registration Act. You must now execute a sale deed and register it by paying stamp duty as per present rates. You may also have to show the original agreement and explain the delay before the registering authority.
Stamp duty obligations for a sale deed are determined by either the transaction value stated in the deed or the prevailing circle rate at the time of execution, whichever is higher. Upon presenting the sale deed for registration with the Sub-Registrar, any delay in registration will incur a penalty calculated based on the duration of the deferment.
