Special Power of Attorney - NRI Property

01-Oct-2026 (In Property Law)
My friend in USA wants to sell his Plot which is in Bengaluru , India. He plans to give me POA. I will get the POA registered and then execute a sale deed to sell it to my wife. By doing this i will be paying Stamp duty twice. Can i get the POA/GPA to sell plot to myself. Is this allowed. If so what clause need to be added in POA document.

May I know whether your friend is an NRI? If he is planning to visit India for the GPA registration, have you considered whether executing the sale deed directly in the intended beneficiary’s name could be a more practical option? The answer may depend on the transaction structure, the applicable stamp duty provisions and the legal implications of the proposed arrangement. I can help analyse the available options and identify a legally appropriate, cost-effective approach
