Society Plot under CRZ1 since 2022

Dear Sirs/Madam, My existing society plot CTS since 2022 shows under CRZ1 when I check for ready reckoner rates. And it shows only land value, with residential, commercial etc ... values shown as zero. Like most societies in Dahisar East it is situated close to mangroves. Total plot area is 8300sqm. unused plot area: 500 sqm. used plot area. 7800sqm. total built up area 7121 sqm. What is it's FS value and can society be redeveloped given it is under CRZ1
The redevelopment of a society in a Coastal Regulation Zone (CRZ) area in Maharashtra must adhere to the CRZ Notification. The redevelopment must be carried out in accordance with the CRZ Notification, 2019, and any guidelines or clarifications provided by the MoEF&CC.
