Sister claiming share over gift deed property what to do

I and mother joint owner, me first owner, mother died and made a gift deed and trf her share to my elder brother, i and brother want to sell the flat but due to my sisters served advocate notice not to transfer anyone's name on share certificate. Secretary says give Affidavit that if legal case is put on them all expense will be taken by me and brother. Can they says when legal gift deed is made during mother's lift time and stamp duty paid. we are hindu ?

The gift deed is registered and proper stamp duty is paid, it is enforceable. Further if ur sister is creating legal hurdles, go for legal proceedings before appropriate court and send her legal notice narrating the facts and legal warrings to her if she continues to create obstacles.
