Selling property through POA. Is it advisable to buy

Planning to purchase a plot from one of the vendor in Bangalore rural. This place was allotted to his grand father in 1980. Now current owner receives this property from his father in legal way. Current owner is selling this site by dividing into plots. And he is ready give power of attorney from his successors on the site in legal way. My question is that, shall we proceed to purchase this plot? will it create any legal problems in future? Kindly suggest us .
You have to be very careful while purchasing property.You can produce all the documents pertaining to property for scrutiny at my office for a better title.Please remember Power of Attorney will never transfer the title to the property unless accompanied by a legal agreement and transfer of possession.
