Selling property for person with dementia

My mother is 94 years old and she is having dementia,memory loss and is bed ridden. She is co-owner of property which needs to be sold. If power of attorney is not valid in this case,what is legal course of action?
after obtaining sanction from the court, you can sell the property which is within the joint ownership of you and your mother. power of attorney shall not work out in this matter on the reason that the executnat is not in postion to grant any power to any one due to her mental health condition
