Seller's signatures in sale deed

I like to buy a house property from a house wife originally bought by her in her own name. Her husband died and has one daughter and one son both crossed 18 years of age. Now my question is whether the son and daughter are to sign the sale deed? Both seller and buyer are hindu

strictly speaking the signature from the son and daughter is not required but out of abundant caution its better to make them a witness to avoid any future litigation. The best way is to ask them depose an affidavit that they will not claim any share.

Since it is a self acquired property by the wife, the consent of her son & daughter is not required. The title absolutely vests with the wife in this case and there is no impediment for you to purchase the property.
