Seller lost old Power of Attorney but has sale deed. What to do..

26-Jun-2023 (In Property Law)
Hi.. I'm planning to buy a apartment and the seller has given me copy of the property documents. The seller has purchased the flat from his friend(principal) 25 years ago. The principal has sold the property to my seller through a power agent via power of attorney 25 years back and that PoA document is missing and not even a copy is available.. But my seller has the sale deed to his name, EC is clear with his name and has been enjoying the property undisputed for 25 years. Now with the old PoA untraceable will it be an issue? Can it potentially cause any legal troubles. Power agent is no More, has died and the person who gave power lives overseas. So Now we're stuck as we don't know whether this would become a potential problem.. please advise

One cannot sell a property by way of power of attorney. If the said poa was registered then you will be able to get a copy of it. Are you sure that the original genuine owner of the property lives overseas? How do you know that the present seller has been enjoying the property for the past 25 years? I'm not convinced.
