Seller demanding more money what to do.

I (buyer) made an agreement to sale for purchase of one property at gurgaon at Rs 59.5 lacs. However, at the time of transfer the seller said that area of the property has increased and hence I have to pay 11 lac more. Please advise can this be done.
Have you paid him any kind of earnest money. if the agreement is signed and duly attested then he cannot increase the price of the property no matter the price has increased after the agreement. You can take action against the person by filing a civil suit
