Seeking method to calculate maintenance as per Telanagan Govt Rules

Hi,
I am staying in a gated community of 223 flats.
Builder is about to complete project in 2-3 months and We are in the process of taking to various vendors for maintenance.
We are not able to reach to a unanimous conclusion over fixing the method of calculation of maintenance amount.Different people have different opinion over it as per their occupied flat's size too.
Can you please suggest whether We should charge per sq ft basis ot flat amount as per Telangana Apartment Ownership Act?

There is no standard guideline/ law for fixing maintenance in an apartment.
However square feet basis (as per sale deed) is generally followed in all apartments for fixation of maintenance charges as that will be the right approach.
since the common areas of the apartments and facilities management are the one which will consume all of the maintenance charges, usage square feet instead of population per flat is the right approach.
