I am selling the flat and the buyer is buying from me on loan from so do I need to take noc from him of his bank loan

it is buyers liability to take noc from bank and pay to you as per sell deed.
But your sell transaction must be the same as the amount of loan from Bank.Therfore you first verify Loan amount going to disbursed by his Bank.

1. If you have a bank loan then you need to obtain NOC from your bank;
2. The purchaser's bank need not give NOC;
3. You are free to sell your flat as and how you feel if there are no encumbrance on the same;
