Sale deed Registered through GPOA

Sir,
My friend was a Power of attorney to Murugaiah and my friend was also a Power of attorney to his son who was in Londoan. He registered a sale deed using two POA 's. My friend only signed in the Sale deed on behalf of Murugaiah and my friend's son. Whether this sale deed is valid.

Do u think it is a fraudulent sale?
