Release Deed for property sale - Clarification

A 950 sqft flat was bought in 1997 & registered in my name, father & mother name (equal share). I invested Rs 7 Lacs & my father Rs 5 Lacs from sale of his house ( built with his salary). Now we want to sell the property.
One Auditor was telling that I will require "Release Deeds" from my 2 sister's if we have to sell the property. Kindly advise if this is really required.

no release date is necessary saved only your father mother and you are the legal owners not your sisters if your father is no more the subject of release deed will be raised unless and until you should not bother about it

No need for separate release deeds, your sisters can be asked to sign in the sale deeds along with you, your father and mother, for abundant caution in order to avoid any future legal problems, since they are also the legal heirs of your father and mother.
