Registration Need Time For House.

I am in biggest mental pressure..can anyone help me..I sold my 3floor house to buyer for 60lks and got 45lks..my house mortgage loan were I need to pay 35lks..I did big mistake I have used that money to settle my debt and put in business..buyer asking to do registration or get the documents from mortgage as per agreement 2months..now I have only 10 days..i am asking to take possession on house and seeking 3months time for registration..he saying he will put cheating case and he need documents or registration with in 10 days..it's any possibility.. really in Suside situation now.. can any one help me..
