registered sale agreement : Purchaser not coming forward

My Aunt has got into a registered sale agreement to sell her agricultural land. Even after 4 months the purchaser is not coming forward for registration, instead he is giving some reasons and delaying this. As per agreement he was supposed to get this registered in 3 months. Now we understand that he has purposely locked us by registering the agreement at sub-registrar office. Please let us know how to come out of this agreement. If my aunty gifts this land to her daughter , will the registered agreement become void. Please suggest possible routes to cancel agreement without going to court.

Dear Sir/Madam, you have to issue a legal notice for cancellation of the agreement of sale due to not registered with in time, and you have to give public notice for the same for cancellation. If you want more advice or service in this regard I will do it under paid service.
