Registered Document And EC Is Different From Patta Measurements

I have been looking to buy a land and came to know about one. Upon verification the patta shows 0.5 ares but the EC and registered land is 1200 sqft. Please advise if this can be baught and the correction can be made or will this cause a problem in future.

In this case, engage a surveyor to verify the total extent of landholding by the seller and if differ in Patta actual size of land just say seller to make an application before the Revenue Department for measurements correction in the Patta. we want to read the documents what are the mistakes happened in the EC and what are the mistakes in the document unless we go through the physical scrutiny of the documents we cannot give the clear cut of the opinion for for the documents and the contradiction in the encumbrance certificate
