Regarding the status of my fathers land property in Gram Panchayat.

25-Oct-2023 (In Property Law)
My father purchased 1.75 acres of Agricultural land in bangalore rural, gram panchayat area in 1978. The said land was converted to Non-Agri (residential land) before 1992. currently, my father is having sale deed and survey sketch copy of the aforementioned property where his name is clearly mentioned. However, no khata, conversion order are available. RTC form only indicated that the property may be converted. 2. The said property is not converted by DC and was converted by gram panchayat, form 9 & 11 are not available for these properties. Now my father wants to transfer the property in my name and wants to execute sale deed. My father has not paid any tax to the panchayat/ revenue department as the record for same is unavailable with those agencies. In this regard, kindly guide me with the following questions: 1. What are the documents required to execute sale deed in the current case. 2. what may be the procedure employed by gram panchayat to convert the land.(conversion order)

first , gram panchayath is not empowered to convert agricultural land into residential. Form 9. 11 is for individual existing houses and not for acres of land. There is no problem in transferring the property to you.
