Regarding buying a property in lucknow, if the seller has not dakhil

I have selected a property of area 1800 sq foot for purchase in mohibullapur. The seller has bought the property in 2001 from Mr.A. MrA has bought this property from Mr.B in 1985. Mr.B is the original owner of the plot. The seller has shown me the registry papers of the property for the year 1985 and 2001. But the seller has not dakhil kharij against his name. On Enquiry, I have come to the point that prior to 2005, the dakhil kharij of the land less than 5 biswa was not being done. I am intending to buy this property on home loan and few people have advised me that I will not be able to get the dakhil kharij of this property against me after purchase. They have informed me that I can only get the property assesssed against my name. What should I do in this case? Should I buy the property? Or there can be any issue after purchase?

on the above mentioned query, if their is a chain title deed is present, so every bank shall want to give you the loan against property. as you say Mr. B is the original owner of the property and the sale was done in 1985, the nationalize banks wants the history of the land of last 30 years. so approximate 35 years of the history of the said land is sufficient.
if the land is belongs to Nagar nigam (I think mohibullapur is in Nagar nigam area and the police station is madiyao) so only assessment is necessary.
