Refund of advance paid to builder after cancellation of flat purchase

We had paid an advance of 2.8L towards a flat booking on 14th March. But after that due to spread of covid and uncertainty in job market , layoffs and pay cuts, I am not willing to proceed with the purchase of flat. O had written a cancellation mail and have been following up since last 5 months but not able to get the money back from the builder. Also note that the agreement paper was not yet made and the lockdown started after that. what should we do now?

In this case, as per the new RERA rule, if you cancel such a booking, builders will have to return your money within 45 days. If they don't pay back, you can file a money suit claiming the rest amount along with compensation. ... The builder will have to return the money that he got from the buyers within a fixed timeline. you should approach Tamil Nadu real estate regulatory authority to get refund if first write a letter to that person and also send legal notice to the person if they are not coming forward to settle the amount then you should approach for refund
